   Over 30% hike in circle rates for all plots in Gr Noida June 27, 2007  
 

Noida News:   THE Greater Noida Industrial Development Authority has hiked circle rates for all kinds of plots in Greater Noida. Independent houses or flats will be dearer by more than Rs 1 lakh now.

The circle rates for residential plots and group housing projects have seen the sharpest rise. The increase is 42 per cent for a residential plot — from Rs 4,150 to Rs 5,900 per square metre. For a group housing project, the circle rate would now be Rs 4,000 per square metre, compared to Rs 3,100 earlier.

 
 

A commercial plot continues to be the most expensive kind of property in Greater Noida and would now cost Rs 12,000 per square metre, compared to Rs 9,420 earlier, while an industrial plot rate has been hiked from Rs 2,850 to Rs 3,700 per square metre.

Plot for setting up a private college, school, hospital or an amusement park will also cost more. After sealings in Delhi, the market for such properties has opened up in a big way in Greater Noida.

Circle rates for land meant for an engineering or management college will now be Rs 3,700 per square metre, compared to Rs 2,850 earlier, while a medical college land would cost Rs 2,320 per square metre now, which was Rs 1,720 in the past.

The maximum increase, 68 per cent, has been effected for amusement park, which would now cost Rs 1,720 per square metre — Greater Noida has no amusement park till now.

One will now have to shell out Rs 5,900 per square metre for setting up a primary school, Rs 3,600 for a senior secondary school, Rs 4,000 for a hospital and Rs 6,500 for a nursing home — an increase of over 30 per cent in all these categories.

Over 7,000 hectares are being acquired this year to be released under various residential and other schemes.

Authority chairman Lalit Shrivastava said they will be pumping in almost three times the money it spent last year for the infrastructure development.

“The budget for the last financial year was Rs 1,540 crore. For 2007-08, we have hiked the budget to Rs 4,387 crore. We hope to earn Rs 3,637 crore from the sale of all kinds of plots this year,” he said.
