Are you thinking of buying a property or looking for investment? Just remember the most important rule of real estate business, search for “Motivated Seller”.
Motivated seller is the person who wants to sell his/her property at earliest. The reason may be transfer, arrangement of funds for business, financial crisis, division of property or any thing else. Every one got his own reason to sell; the most important is how fast he  

wants to close the deal. But never afraid to ask the motive, you cannot rule out the possibility that the property is involved into a legal dispute and just by showing hurry or quoting low price he want to divert your attention from its legal aspect.
Remember, most of the properties available in market are 15% to 30% overpriced. These properties belong to the people those are not in rush or can wait, if you are dealing with any such seller you may end up by paying higher price.
To know the right value of the property it is advisable to hire services of professional evaluator. Price of the property depends on its location, condition of building structure, liabilities on the said property and its maintenance.
Don’t afraid of loosing any deal otherwise you may end-up by paying extra bucks. Little patience and understanding is guarantee of good deal. Don’t forget you have more option than the seller. And to get the right deal you need to find out a Motivated Seller. 
But once you get the right property and at right price I will not advise to take any decision without verifying legal and technical issues related to the property, if possible take professional advice. One good purchase is the guarantee of good returns.
