East Delhi gives Gurgaon a run for its money

Malls, malls and more malls-that seems to be the mantra as far as the National Capital Region's (NCR) realty outlook is concerned. And now it is the turn of the neighbourhood of East Delhi to steal the limelight from the suburbs of Noida and Gurgaon. The last few years have seen areas like Indirapuram, Vasundhara, Kaushambi and Vaishali emerge as retail havens. Today, it has malls like the East Delhi Mall (EDM), Pacific Mall, Ansal Plaza, Galaxy, Waves Kaushambi, Shipra, Parsvanath's MMX, Paradise Arcade and Majestic Arcade.

A number of new malls are likely to be ready by the end of the year or by early 2007. VXL is coming up with the Millennium Shopping Mall in Vasundhara. The mall has a floor area of 35,000 sq ft and the going rate in this project is Rs 6,600 per sq ft. Krishna Apra D-Mall is coming up with a three screen multiplex in Indirapuram. The project has a plot area of 2 lakh sq ft and would be completed by 2007. The Express Mall belonging to the Express Group is also coming up here. This project will have a total built-up area of 1.50 lakh sq ft. The rental rate is likely to range from Rs 40 to Rs 100 per sq ft and the capital value should be in the range of Rs 5500 and Rs 9000 per sq ft. Express Group is also launching Express plus Mall in Vasundhara. It has a total built-up area of 1.50 lakh sq ft.

With more and more malls coming up in the area it has emerged as a shopping hub. Rental and capital values have already gone up by 30 to 35 per cent and are expected to rise further.
