Gurgaon’s commercial realty on the upswing
The economic boom in the country is having a beneficial impact in the real estate sector as well. There is bullishness especially in the commercial realty segment, and Gurgaon is leading from the front in this regard. In fact, the suburb accounts for the maximum number of transactions in the North, and of the 2.5 million sq ft of occupied office space in the NCR, about 70 per cent is in Gurgaon alone. Per industry watchers, nearly 70 lakh sq ft of office space is likely to be added over the next year in Gurgaon. The second half of the year 2005, saw three new buildings totalling 8,30,000 sq ft being added. In the coming months two buildings, Vatika Atrium (3,70,000 sq feet) and Acropolis (2,40,000 sq feet) should be ready for occupation. Further, four new projects, including Park Centra of Business Park, Golf View Tower B, Unitech Infospace and The World Trade Centre of TCG will join the supply in 2006. Park Centra totals 6,00,000 sq ft, Golf View Tower B adds up to 1,25,000 sq ft, and Unitech Infospace shall equal 17,00,000 sq ft. With IT and ITeS companies continuing to figure as major players in the commercial realty market, and approximately 75 per cent of commercial leasing in the region coming from IT/ITeS companies that occupy about 20 million sq ft of space, the boom may have only just begun.
